The Power District Catalyst Building, Gainesville, Florida ‐ Winner of the 2013 Aurora Award for “Remodeling, Rehabilitation or Historical Restoration - Commercial Space”
They Catalyst Building consisted of two phases. Phase 1 included the design for a Core and Shell package to convert a, +/‐50 year old, 3 section, 2‐ story GRU warehouse into Mixed Office/Industrial/Factory space. Phase 2 included design of a Tenant Build‐out on the main 2‐story structure with middle adjoining lobby space and the smaller wing as speculative office space. The entire project was fast‐tracked and had two separate CM’s at Risk. Both worked simultaneously for the later half of the project. The project had many challenges such as an extremely short time frame and no defined site limit, literally creating the property lines. Furthermore, the budget was immensely tight at $2,000,000 to Renovate +/‐22,000 SF and Site work. The project also had many opportunities such as giving street‐appeal to this otherwise basic box within the tight budget. Simple, “industrial” materials and colors were used in a rhythmic way to simulate the desired interest. Both Phases were successfully completed and is now occupied by an award‐winning Robotics company.
